Buying a House with a Septic Tank or Treatment Plant
The practical questions to ask about a private drainage system before you commit to buying a rural property.
Private drainage is common in rural homes, but it should be understood before you exchange contracts. A septic tank, cesspit or treatment plant can be straightforward to manage when it is documented, accessible and properly maintained.
Ask for the paperwork
Request installation information, servicing history, maintenance records, operator invoices and any waste-transfer notes. For a treatment plant, ask for the make, model, manuals and alarm/service history.
Find the system and drainage field
Establish where the tank, covers, control panel, drainage field or discharge point are located. Check whether a tanker can reasonably access the property and whether a long hose run is likely.
Questions worth asking
- What type of system is it and when was it installed?
- When was it last emptied or desludged?
- How often is maintenance normally required?
- Have there been smells, backups, alarms or drainage problems?
- Who is responsible if the system is shared?
Do not rely on a visual glance
A tidy garden does not confirm system condition. If the records are incomplete, discuss a specialist inspection with your surveyor or a suitable drainage professional before relying on assumptions.
Plan the first year
Once you own the property, keep a simple schedule for emptying or servicing and retain the records. It protects the system and makes future resale easier.
